Siding, Priming, Pouring

With three months of construction remaining, the Town Homes at Brighton Mills are beginning to show their final shapes and shades both outside and inside.

Hardie board siding is being installed at 107 Litchfield Street town homes, while inside both 107 and 101 walls are being primed.

Peak Activity

There’s a little of everything on site this September from drywall, painting and priming inside the furthest along buildings to rough framing on the last building and significant site work with the construction of storm water retention systems.

Trim is being installed ahead of siding at 101 and 107 Litchfield St.IMG_3048

Meanwhile inside 101 and 107 Litchfield, walls are drywalled, taped and ready for priming to begin this week.IMG_3056

103-105 Litchfield is the last building to be framed up. Rough framing is passing the 2nd floor this week.IMG_3046

Also off Litchfield St, an extensive stormwater recharge system has been installed where the parking lot is to be built. This system will mitigate the potential environmental impact of heavy rains over impervious parking.IMG_3045

The Difference a Week Makes

At this stage of construction with many trades on site and activity going on at nearly every location simultaneously, there’s a lot of progress made in as short as one week.

On Litchfield Street, the front decks are being framed up at 101 and 107 Litchfield.

The slab foundation at 103-105 Litchfield is being finished.

And, the final digging to be done on Litchfield Street is well underway with excavation below what will be the parking lot for the construction of storm water retention systems.

A very important and exciting detail is being added inside the buildings after insulation and before drywall. The hat channels shown in the photos below create separation between the upper and lower units. Separation dampens vibrations – vibrations like kids running around, furniture moving, all the normal noise we would rather not  hear from our neighbors.

The clip is connected to the truss with a mechanism that dampens vibration

The ceiling drywall will screw into these hat channels, which are connected to the clips in the previous photo, preventing transmission of noise and vibrations between floors.

That building at Holton and Antwerp that just began framing in last week’s entry?  Here it is framed to the roof.  The sheathing will finish installation by the end of this week.

August Update

Work has been progressing well across the Town Homes at Brighton Mills site this summer.

Framing is moving quickly on the Holton Street block. Holton Street framing will be complete by the end of August.

Back on Litchfield Street, the final foundation is being poured this week at 103-105 Litchfield.  Framing and roofing were completed on the 101 and 107 Litchfield buildings.  Mechanical, Electical, and Plumbing (MEP) work is complete at 101 and will finish this week inside 107.  After MEP inspections, insulation work began at 101 and will begin at 107 next week.

Busy Summer

The Town Homes at Brighton Mills have passed 25% construction completion.  Applications become available on Monday, August 4th.  See details on applying at

101 and 107 Litchfield St are the two furthest along buildings.  Framing, taping, roofing, and window installation are complete. Remaining exterior work includes the installation of Hardie board siding and the construction of front porches. Inside, mechanical, electrical, and plumbing are well underway.

With progress on the other two Litchfield buildings moved inside, our contractors had space to complete excavation work for the final foundation at 103-105 Litchfield Street.

Meanwhile on Holton Street.  Framing is proceeding quickly on the 121-123 Holton and 117-119 Holton buildings, with roofing nearing completion on 121-123 Holton.IMG_2811

Moving forward, framing will continue along Holton Street until the 113-115 Holton building is complete.  MEP work will shift from Litchfield to Holton Street.  Framing will move to the final building on Litchfield Street after the foundation is poured.

The weather has been kind and construction has been moving at a steady pace on the Town Homes at Brighton Mills.

Rough framing is nearly complete at 101 Litchfield Street.  Window installation and roofing will begin later this week.Image

107 Litchfield Street is just behing 101, with framing of the roof level to be completed by next week.  When framing is complete on these two buildings on Litchfield Street, excavation will begin on the third and final foundation on this block.Image

Meanwhile on Holton Street, excavation is under way for the third and final foundation on this block.  Image

Framing has also begun on Holton Street at the corner of Telford.  While framing and excavation are underway at the corners of this block, the completed concrete slab foundation for the middle building provides some staging room.  Framing will proceed on that building after the foundation at the corner of Antwerp St is complete.    Image
